I think PUD is the absolutely best tool that I've ever seen for working towards the accomplishment of these things. It's incentive-based, so it's win-win for the town and the developer.

It will make what we hope will be a much more aesthetic, neighborhood-friendly environment. People kept saying to us, we love our neighborhoods, we don't want them to be any different. On the other hand, you have to have growth.

For everything that [developers] give - more open space, sidewalks where they don't exist, a playground for the kids, you get another market rate unit. You get more bang for your buck, but in trade, you've got to give us what we want.
